Romney Sands Owners Association Logo

The Romney Sands Owners Association represents the interests of owners of flats, chalets and caravans in the Romney Sands Holiday Park.
 

Introduction

The Association was formed to seek a fair deal for the owners of
flats, chalets and caravans on the Romney Sands Holiday Park with the management of the park, over a wide range of issues.

The main issues are:

  • Romney Sands Holiday Park management defaulting on contracts with owners.
  • Inappropriate fees charged to owners to cover the costs of services to holiday rented caravans and to the public.
  • Health and safety matters on the park.
  • Lack of response from the park management to owners complaints.

Main Issues

Romney Sands Holiday Park Management Defaulting on Contracts

Romney Sands Holiday Park management are not keeping to their part of the contract with owners; eg

  • The Park Rules are continuously being flouted, often by the managements own staff. Park staff and management have repeatedly been told of such non-adherence to the rules but still do nothing about it.

  • Park management have refused legitimate requests for copies of the certified service charge details.
  • Wasting owners funds by eg having lights on the park on for 24 hours, even in bright sunlight.
  • Not carrying out external repairs on leaseholders properties, such repairs being the responsibility of the park management.
  • Refusing to reply to legitimate complaints about the park management not meeting their obligations re the owners' leases.
  • Not responding to owners' enquiries about the funding of Romney Sands Holiday Park.

Owners Fees

Some of the fees charged to owners are to the costs of services to holiday rented caravans and to members of the public.

Owners fees are seemingly subsidising the external franchises that
serve holiday lets and members of the public; eg the Park Mart Shop, the launderette, the public house the Romney Tavern, etc.

Despite many requests of the park management for information on these matters, no such information is forthcoming.

The Association has many concerns about health and safety issues on the park but despite the park management being made aware of all such issues, little or no action is taken. These issues relate to:

  • Outside the park shop double yellow lines and no parking sign makes it very clear that parking outside the shop is not allowed. Given its closeness to the railway crossing it is most obvious why this needs to be the case. However, on numerous occasions, there are vehicles parked there.
  • There are also double yellow lines on the other side of the road to the shop. These too are often ignored, thus forcing cars from both directions to use just one lane.
  • Why are these parking restrictions not being enforced by the park management?
  • What makes this situation worse is that, frequently, the vehicles illegally parked belong to the shop staff, their family members and Park Resorts own vehicles.
  • This disregard of the parking rules by those working in the park is bad enough but the consequence of their actions is that pedestrians, including people with pushchairs, elderly people and young children, are forced to walk in the road facing traffic from both directions.
  • A recent Newsletter draws attention to not parking on the grass. This is frequently ignored but again no action being taken by the park's staff.
  • There are clear rules about the number of dogs allowed per unit and where they can and cannot go. This is another set of rules which are completely disregarded, both by customers and your staff alike.
  • Of particular concern is the amount of dog faeces fouling that is allowed to take place. Humans can get the roundworm - Toxocara - from dog faeces and frequently the infection is through hands. It  can also be through contact with the dogs themselves or through inanimate objects such as wheels of toys, soles of shoes etc. It is therefore no surprise that most cases of Toxocara are in children aged between 18 months and 5 years.
    There are many children of this age group that visit the park.

Park Management Ignoring Complaints

The management of Romney Sands Holiday Park were first advised of all these issues of concern and related complaints in November 2008.

Since then, many owners have tried to get the park management to take some action but little, if anything has been done. It is this appalling lack of respect for the legitimate grievances and questions that have not been addressed that has resulted in owners forming the Romney Sands Owners Association.

If the park management did what they should be doing there would be no need for such an association.
